We have just under 5 hectares in Cliffdale. It’s in the upper highway with Peacevale, Drummond and Botha's Hill next door.
The land has a bore hole (best water in the valley, at 80 m and the water runs through fractured granite). We got the Health Department to conduct a water test and the results were excellent. Perfect drinking water.
Another test that we conducted: Took the water level, irrigated from 7am to 5pm, check the water level the next day and it was back to where we started from. Excellent flow.
There are 15 fields and the property has pines and gum trees on it. It has a dam and there is a small stream that runs along the boundary. There are also about 10 Leeches trees.
Buck can be seen and there is also a family of quail’s resident. One often sees hawks.
One can get 2 subdivisions and possibly a third. Within 5 minutes there is quite a bit of development.

Location and activity in the area.
Its location is central: 15 minutes to Hillcrest and 20 minutes to Durban and 40 minutes to Balito. The land has direct access to M13 highway to Durban.
It’s a comfortable area to live as the temperature is generally 2/3 C cooler than Durban and does not have its humidity. Also it is protected from wind as it is a valley off a valley.
It is in the area of the Key Ridge upgrade project and future development. This is as a very big project with I believe, the longest bridge in the country.
The property is locate approx 100m from the highway but is protected by the ridge, so it is quiet. It is 1/2km from the future bridge and would offer you terrific opportunities for business. There is approx 4 hectares that could be leveled into 3 platforms and the ridge can be used to re-cut the road to get a flatter gradient.
Rezoning would be required but this may be in the pipeline but have not been able to get confirmation, so it’s a guess.
8 minutes away a new Woolworths is being built and the Petrol station is being upgraded with a restaurant. There is also a newly built Private hospital, also about 8 minutes away.
According to a Sunday news paper article, Huletts are going to build 3,000 houses between the Petrol station and the Highway again 8 minutes away.
Recently I spoke to an Eskom technical team in one of their trucks and they are looking at replacing the line and have heard that 3 phase electricity may be available in the future. Did not get a date.
The area is on the up and up so it is a good opportunity to buy while prices are still relatively low.
