I am building a home in Carlswald which I would like to sell once completed.
On the land I am applying for Res 3 which will allow me to divide 10,000m2 up into 28 stands of 300m2 each.
I am looking for someone to invest R3 000 000 in this.
I am prepared to give you R20 000 a month interest on your money until it is paid back,
It will take 3-4 months to complete. While it is being completed I will be applying for Res 3 on the 10 000m2 of the property. I will stay in the house until it is sold as transfer cannot be taken until the complex is passed in order to look after it.
I will then also give you 20% (no 25%) of the profits made from the sale of the stands + possible building of the homes should I undertake this task as well.
I intend selling the stands for around R550 000 each which will bring in R15.4 million less 5% agents commission and costs of services and land which will give a pre-tax profit of around R10.6 million.
If I undertake building the houses I will give you a further 20% of that as well.
So, for your investment of R3 000 000 you will get your money back + interest of R20 000 a month until your R3 million is repaid
+ around R2 million (no first R2.5 million made) on stands.
The plan above was the original plan for 5 homes before the rules were changed. I am now allowed up to 32 homes per hectare
I want to keep the house on 3375m2 and 10 000 for the development.
