 Mulhattan's Hall is no stately home of England but a block of tenements in a Tyneside town where Fanny McBride has lived long enough to bear a dozen children, bury a husband and cultivate a philosophy of life based on indomitable courage, a devout faith in her religion, and a sense of humour as big and boisterous as she is herself.  Then a day comes when she feels herself to be growing both old and lonely.

Fanny is not the woman to take adversity lying down, so when one of her old friends is temporarily obliged to give up the post of part-time assistant at a local 'public convenience' she leaps into the breach with alacrity and relish.  Working at 'The Ladies' proves a surprisingly stimulating experience, and even adds spice to Fanny's long-standing feud with Mrs Flannagan over the way. At the same time another new interest is literally forced upon her through the agency of the new, and very odd neighbours who have taken up their quarters in Mulhattan's Hall.
